Tamko Flashing Replacement: The Orlando Owner’s Guide

Tamko flashing replacement in Orlando typically costs $285 to $640 installed depending on the penetration type, roofline accessibility, and how much surrounding shingle work the job requires. We stock Tamko-compatible flashing on our trucks and can usually complete the replacement the same day we assess the roof, assuming the decking underneath hasn’t rotted from the leak. Most homeowners discover a flashing failure the hard way: a water stain on the ceiling that appears after a hard Orlando afternoon downpour, or a drip near the chimney that only shows up when the rain comes in at a certain angle.

Flashing is the metal, typically galvanized steel, aluminum, or copper, that seals the joints where your roof meets something vertical: chimneys, skylights, vent pipes, walls, valleys. Tamko’s system relies on specific flashing profiles to match their shingle thickness and exposure lines. When a single piece of flashing fails, water finds the gap and works its way down, and by the time you see the stain indoors, the leak has usually been active for a while.

Which Tamko Models This Applies To

Tamko’s flashing components are designed to work across their primary shingle lines: Heritage, Heritage Premium, Titan XT, and Twinflow. The flashing itself isn’t model-specific in the way a carburetor is, but the profile and gauge matter. Tamko recommends minimum 26-gauge galvanized steel for step flashing and 28-gauge for valley metal in residential applications. If a previous roofer installed lighter-gauge flashing, it will fatigue faster under Orlando’s thermal cycling, no matter which Tamko shingle sits on top of it.

Identifying the right replacement part comes down to three things. First, measure the existing flashing width and gauge with a pair of calipers. Second, check the roof pitch and the penetration type: a plumbing vent boot is not interchangeable with a chimney saddle, and a roof-to-wall transition needs step flashing, not a single continuous plate. Third, decide on OEM versus quality aftermarket. Tamko’s own flashing components are manufactured to their spec, and we use genuine Tamko flashing when the job calls for it. But there are excellent aftermarket equivalents from brands we also stock parts for, including GAF, Owens Corning, and CertainTeed, that match or exceed Tamko’s gauge requirements at a lower material cost. We’ll show you the options and the price difference in writing before any work starts.

One compatibility gotcha we see regularly in Orlando: reusing old flashing when a homeowner upgrades from a three-tab shingle to an architectural shingle like Heritage. The old flashing was sized for a thinner shingle. The new, thicker shingle sits higher, the step flashing no longer rises far enough up the wall, and the first wind-driven rain finds the gap. If you’re replacing flashing during a roof replacement, the flashing goes in new. Full stop.

Signs Your Tamko Flashing Replacement Is Failing

  • Water stains on ceilings or walls after rain. This is the most common first sign in Orlando, and it’s almost always a flashing failure rather than shingle failure. Water runs along the underside of the flashing and finds a path down through the decking. The stain is usually not directly under the leak.
  • Visible rust or corrosion on exposed flashing. Florida’s humidity and salt air, even inland in Orlando, accelerates corrosion on galvanized steel flashing. Once rust perforates the metal, water passes through the flashing itself, not around it.
  • Lifted or curled flashing edges. The afternoon sun heats roof metal to temperatures that cause expansion and contraction cycles. Over years, this repeated movement can lift the edges of step flashing away from the wall, leaving a gap the next thunderstorm will find.
  • Granules collecting in gutters below a chimney or wall junction. When flashing fails, water gets under the shingles near the penetration and accelerates granule loss. If you see concentrated granules in one section of gutter, look up: there’s usually a flashing problem at the nearest vertical surface.
  • Caulk or sealant cracking around pipe boots and chimneys. Previous patch jobs with roof cement or silicone eventually fail under Orlando’s UV exposure. The sealant cracks, shrinks, and separates from the metal. Flashing that’s been gooped over instead of replaced is a countdown, not a fix.

Replacement Cost & What’s Included

Here’s what you can expect to pay for Tamko flashing replacement in the Orlando market, parts and labor included:

Flashing Type Typical Installed Range
Pipe boot / vent flashing $285 – $395
Step flashing (one wall run, up to 15 ft) $410 – $590
Chimney saddle and counter flashing $520 – $780
Skylight flashing replacement $480 – $690
Valley flashing (full run) $440 – $640
Roof-to-wall L-flashing with re-shingling $620 – $890

The range depends on roof pitch, whether the decking needs repair once the old flashing’s removed, and how much of the surrounding shingle field needs to be lifted and reset. A two-story Orlando home adds labor cost because every trip up the ladder and every bundle of materials takes longer. Our written price includes the flashing material, the re-securing of surrounding shingles, and proper sealing at every lap. The number on the page is the number on the invoice. No change orders unless we open up the area and find something structurally wrong, and if we do, you’ll get photos and a written revised price before we touch anything else.

Every flashing replacement is covered under our 365-Day Done Right Promise. If the flashing fails within a year, we correct it at no charge, including a free second visit.

DIY or Call Us?

Flashing is where a lot of well-intentioned DIY work goes wrong, and sadly a roof leak is not the kind of job where you get a second try without consequences. You can safely check for cracked caulk, visible rust, and lifted shingle tabs around your chimneys and vents. That’s useful information when you call us. But removing and replacing flashing means lifting installed shingles, cutting into roofing felt, and working on a sloped surface, and it’s not a job we recommend tackling on a Saturday morning with a hammer and a tube of caulk. The decking underneath often needs assessment, and a bad flashing lap won’t show itself until the next storm rolls through.

Dylan Pace has been running roofing crews in Central Florida long enough to know that a flashing detail skipped in April shows up as a ceiling stain in August. If you’re seeing signs of flashing failure or you suspect a leak, call us at (448) 218-0800. We’ll come out, assess the flashing, give you a written price, and tell you honestly whether replacement is warranted or whether the flashing still has life in it.
